60 Federal St
60 Federal is no longer being underwritten as a normal office asset. It is already a use-resolution decision, and delay itself is becoming expensive.
The building is vacant, San Francisco office demand remains selective, and Academy has already explored a self-storage conversion. Mendria finds that lenders and buyers are pricing 60 Federal around one question: what is the credible next use, and how quickly can ownership prove it?
The immediate risk is not simply vacancy. It is leaving the asset in an unresolved middle state, where it is neither a financeable office repositioning story nor a financeable conversion story.
Force the use decision now: prove the office path, or prove the conversion path.
Do not hold 60 Federal in a vague "wait for the office market" posture. Mendria recommends using the next 90–180 days to lock one of two defensible strategies:
- Office repositioning case: broker-backed lease-up thesis, realistic concession / TI view, and a financing memo that shows why this building can compete.
- Conversion case: validated conversion budget, entitlement / historic-status binder, and a lender-ready narrative showing why alternative use produces cleaner underwriting.
The highest-leverage immediate move is a relatively modest $0.15–0.35M clarity package: broker memo, use-election memo, entitlement summary, budget validation, and lender-facing business-plan narrative, before spending heavily on either path.
